This is what we are up to

It’s been a busy start to the year with some projects running over the break and new project starting just to keep us on our toes.

We have the second stage of Fleetway Project well underway. With doors and windows installed and internal walls sheeted. A couple of photos for all to see.

We completed a couple of bathrooms just after the Christmas break few little sneaky photos form the shoot.

There is also a few more projects that we will show in the coming weeks.

New Farm Apartment Renovation

What’s wrong with the below picture?

The answer is simple, there is nothing wrong. It’s a kitchen in an apartment, right?

Sure it is.

What about this picture?

Same thing really, it’s the kitchen and the dining room, it looks neat and tidy, with ample light and easy accessibility.

 

How about the lounge room?

Looks great. Large sliding doors leading to a spacious outdoor area, with great ventilation.

Well that’s what we thought, but the owners had a very different perspective on the apartment. So they called us in for a consult.

The living space in the apartment is effectively broken up into 3 zones. Lounge, kitchen and dining.

The owners wanted to make the apartment layout flow a little more, they never used the dining room, as they always ate their meals outside or sitting on the lounge. They felt that the dining area was a wasted space; this area takes up 1/3 of the apartment. The kitchen was small and dated as the apartment was built 15 years ago.

The idea was to move the dining room and put it where the kitchen is, then move the kitchen to where the dining room is. Easy right? Not so much.

The more we spoke with the client, the more we realised that they wanted to do a complete apartment make over, including renovate the ensuite, redo the main bathroom, which Black Square Construction had only finished about 18 months prior, plus move doorways and entrances to the bedrooms, take out the big black sliding doors in the dining room, replace them with French doors, turn the balcony into the laundry and build a couple of new cupboards.

What we thought would be a relatively easy job had turned into a major refit.

Initially we sat with the client to work out a plan. When would they like to start?  What would they like to do first? How are they going to pay for the renovation?

I know you are probably thinking, why would we discuss paying for the renovation at the initial discussion. There are a couple of reasons we ask this question, if the client has saved the money for the renovation, we like to work within their budget, so we need a starting point, additionally the way the big banks are these days, sometimes they don’t just lend money to customers because they ask for it.

As my clients found out.

They approached their current bank and asked for a sum of money, the bank being very cautious, asked the intent of the money, it was explained that it was for renovations.  The bank advised the client that they would be happy to provide the money, in the form of a construction loan. This meant the client had to acquire quotes for the entire renovation before they would be approved for a loan.

You may think this is a large task, but that’s where we come in. At Black Square Construction we can help you with this entire process.  We have done so many successful renovations, we know what the banks are after, they need a complete listing of expenses, tradesman quotes, quotes from retail suppliers like the tiles, bathroom accessories, kitchen appliances, plumbing requirements etc.

We have a network of successful tradesmen, plus partner retail suppliers. They help us gather all this information for you so you can provide this to your bank or financial institute.

This is exactly what happened in the case of this renovation. Our clients had initially decided to purchase a new property, but figured out that the amount of money they would spend in agent fees, stamp duty and moving costs, they would be able to renovate and get exactly what they wanted without the hassle of moving. We assisted the clients in every way possible to ensure they secured the money, which with the quote and supporting documentation we supplied they did secure.

Over the next couple of weeks and months, we will be sharing with you the pictures of this new renovation, the difficulties we may experience, the resolution to these issues and any other interesting things that happen along the way.

Weekly Progress Report

It’s been a few weeks since our last update and a lot has happened during that time.

Moray St 

This is a huge difference from our last post. All plaster complete, kitchen installed, lights installed, tiling complete, Oak timber vanity installed and all plumbing to the bathroom installed. The unit has had a massive change which has given it a new life. Looking Great.

 

Fleetway St 

Another big difference from our last post a few weeks ago. With all the plastering complete, solid timber floor going down, internal doors and moldings starting to be installed, tiling to bathroom half completed. It’s really starting to take shape and looking great.

Bathroom Renovation Blog 2

So this is what we had to start with. It was cramped and very dated. The client wanted us to change it, move the plumbing, shower and build in a new cupboard. The interesting part about this renovation was the client wanted a linen cupboard. If you refer back to our previous blog you will see this cupboard on their design. The cupboard needed to be flipped into the hallway, this would open up the space and ensure a workable bathroom. The shower was small and not in the best spot in the bathroom. The client specified a new spa bath too.  This meant working with the electricians to ensure we situated the bath in the right spot to ensure we had power to operate the spa.

At Black Square constructions we have a network of tradesmen that work with us to ensure everything you want or need in your renovation is achieved.

As you can see from the after photo, our tiler had a great amount of work to do, the client wanted the tiles all the same, to the roof.

The shaving cabinet was built by one of Black Square Constructions network of tradies. We had this commissioned as the client could not find one they wanted from the retail shops.

The new shower is essentially a wet shower, this suited the client’s specifications.

At Black Square Constructions, we do whatever needs to be done to complete a renovation on time and within budget.

We are currently at the end of a significant renovation to an apartment in New Farm.  The client for the next job wasn’t 100% happy with the layout of the whole apartment, so we gutted the apartment and started from scratch. Stay tuned for the next installment of our blog.

Weekly Progress Report

Project Fleetway St – It’s been a busy few weeks and fleetway st is moving along nicely. We have sheeted the internal and external walls and waiting on the plasterer to start this week. Sorry the photos are just before we sheeting.

Project Moray St – Moray St has keep us busy this week getting all the framing ready for sheeting with some walls started to be sheeted. It’s starting to take shape after the mess it was at the start of the week.

Borden St – We added the finishing touches to the bathroom and kitchen area at Borden St and it looks great. Big Thank you to all involved

Thinking of a Bathroom Renovation

Are you tired of your old bathroom and want to renovate?

Don’t know where to start?

Unsure how you would like it to look?

Confused as to where the plumbing can or should go?

What will it cost?

All very good questions.

 

The first thing I think you should do is draw a little mud map of your existing bathroom, it doesn’t have to be to scale, but try and make sure everything is where it is supposed to be, check out the drawing below:

Once you have the existing bathroom layout down, do another for how you would like the new space to look.  Have a look at the new design below.  This was drawn up by one of the Black Square Construction customers.

This will give Jaren and his team ideas and it’s a good starting point as to how you want the new bathroom to be laid out, sharing of ideas with your builder to ensure a successful outcome is important.

Somethings may seem impractical, but mostly there is always a way to work around for it to be achieved.

  1. What was the problem you needed to solve?

We lived in a late 80s style house and the original Bathroom Fixtures, we needed a complete makeover. The space was small and cramped, we had an idea of combining 2 rooms into one.

 

  1. Why did you choose Black Square Construction?

It was a combination of many things, Jaren Black was very consultative with us in his approach to the design of the new bathroom, he shared new ideas and incorporated our ideas. Nothing was too hard for Jaren’s Team. We had a tight time frame, the Team from Black Square Constructions worked in with us to finish the project on time.

  1. How did they solve your problem?

The Team used their experience from other projects to get the job done!

 

  1. How was their solution unique?

Jaren gave us ideas that we hadn’t thought of, this no doubt comes from the many years he has been working within the industry.  It was his unique approach to problem solving, Teamwork and reasonably priced quote that eventually won Black Square Constructions the work.

  1. What did you particularly like about their approach or delivery?

Jaren’s flexibility and openness throughout the project, He would make suggestions and provide ideas. Jaren could see what we wanted to do and made it happen. Jaren and his team are very friendly, approachable and fun to have around. Each day they left the site neat, tidy and organised

  1. How would you summarise the experience as a whole?

Fantastic. We are thrilled with the end result, we couldn’t have picked a better company to work with than Black Square Constructions. We will be using them again for our next project.

 

  1. Would you recommend the business to others? If so, who?

Absolutely, to anyone I know that is contemplating large or small renovations!
